CSM Group led a re-bidding event for our client, which realized $1.5 million in savings. Through our extensive involvement in design development, constructability, and on-site field coordination, CSM Group was able to value engineer an additional $1 million in savings for our client.
CSM Group was an active partner in the design process from the project’s inception to assist the owner with constructability and project controls through the entire project lifecycle.
The project work took place in the central utility corridor of a 24/7, active pharmaceutical environment. Our work area had a small footprint, which required some creativity in logistics. We created new lay-down spaces and practiced "just in time" delivery methods for materials. Our sequencing and scheduling with trade partners had to be planned and communicated well to ensure everyone could safely work in the space.
There were overlapping projects running in conjunction with this project, emphasizing the importance of planning and communicating. We implemented additional planning and safety meetings with the construction management teams from those projects so we knew what was happening around the site.
Our scope of work included demolishing one 20'x50' steel storage building, one 9,400 gpm cooling tower, and two 1200-ton centrifugal chillers. The installation of one new 30’x50’ steel storage building, a 36’x43’ substation building addition, a 24’x24’ mechanical building addition, two 2500-ton centrifugal chillers, one 14,000 gpm cooling tower, along with all motors, piping, cabling, and controls to ensure proper operation and function of the chilled water system.
