Delivery Models

One of CSM Group’s strengths is our knowledge of different delivery models and our ability to match a delivery model to our clients’ specific project needs.

Integrated Project Delivery (IPD)

Integrated Project Delivery (IPD) builds on this historical approach: key stakeholders—the client, architect, and contractor— work together as an integrated, high-collaborative team to ensure the best possible outcome.

To be successful, the various members of an IPD team begin meeting early in the planning stages of a project; they discuss constraints and share best practices and innovative thinking. The result is a “Targeted Value Design,” or in other words, a design where issues are addressed early in the process, long before they significantly impact the bottom line of a project.

CM-At-Risk

The CM At-Risk delivery method entails a commitment by the construction manager to deliver the project within a Guaranteed Maximum Price (GMP). The construction manager acts as a consultant to the owner in the development and design phase (pre-construction services), and as a general contractor during construction. The CM At-Risk contracts directly with multiple trade contractors and has a single point of responsibility for the delivery of the project.

The construction manager holds the risk of subcontracting the construction work to trade contractors and often – at the owner’s preference – assuring the completion of the project within a GMP following completion of the design.

The construction manager provides advisory professional management assistance to the owner prior to construction, offering schedule, budget, and constructability advice during the project planning phase.

CM Agency

As a CM Agency partnership, the owner retains the services of a construction manager to ensure that their goals are being met by the project builder. The construction manager acts as the owner’s “agent,” representing their interests while objectively advising them throughout the project.

The model that CSM Group follows is such that we also act as the project builder, even in an agency relationship, bidding and negotiating all contracts for the client, along with providing construction oversight, scheduling, and cost management. However, contracts with trade contractors are still held by the client.

We manage the project for our client, but we trust it like we own it ourselves.

Design-Build/Turn-Key

A design-build approach combines design and construction into a single point of responsibility. Design-build contracts foster partnerships between team members, which in turn can add value to a project.

With a design-build project, the design and construction of a project can easily overlap, allowing for fast-track construction. Constructability can be reviewed throughout the design process by all team members of the design-build team. This leads to effective value engineering ideas from the project team working together to maximize design and functionality while maintaining budgetary and schedule concerns.

CSM Group would hold the design service agreement and all trade contractor contracts.

PM/CM Staff Augmentation

Staff augmentation involves utilizing team personnel to staff a project and respond to the client’s business objectives. CSM Group would provide project management and/or construction oversight of a project to the extent desired by the client. These services may cover a wide array of functions, including anything from complete program development to an on-site presence to manage constructability, schedule, and safety responsibilities.
